Two MAS rules decide how much a bank may lend on a home at Hudson Place Residences: the loan-to-value (LTV) limit, measured against the price, and the Total Debt Servicing Ratio (TDSR), measured against income. The figures below were in force on 21 October 2026.
Hudson Place Residences Loan-to-Value Limits
The limit turns on how many housing loans the borrower already has. Each tier has a standard limit, a lower limit, and a minimum share of the price that must be paid in cash.
| Outstanding housing loans | Standard LTV | Lower LTV | Minimum cash |
|---|---|---|---|
| None | 75% | 55% | 5% (10% in the lower band) |
| One | 45% | 25% | 25% |
| Two or more | 35% | 15% | 25% |

When the Lower Band Applies at Hudson Place Residences
The lower limit applies when either of two conditions is met:
- the loan tenure is longer than 30 years; or
- the loan would extend past the borrower’s age of 65, taking the income-weighted average age when two people borrow together.
For example, a 32-year-old on a 35-year loan would both pass the 30-year mark and finish at 67, so the lower limit applies; a 44-year-old on a 25-year loan stays within 30 years but finishes at 69, so it applies too. Loans on private homes can run for up to 35 years.
Over 30 years, or past age 65.
The loan limit falls to 55%, 25% or 15%, and minimum cash on a first loan rises to 10%.
The TDSR Test for Hudson Place Residences Buyers
Total monthly debt repayments, including the new loan, may not exceed 55% of gross monthly income. The new loan is tested at a medium-term interest rate rather than the bank’s quoted rate, so that the repayment stays affordable if rates rise later.
| Rule | As at October 2026 |
|---|---|
| TDSR limit | 55% of gross monthly income |
| Interest rate used for the test | The higher of a 4% floor or the loan’s thereafter rate |
| Longest tenure, private property | 35 years |
| Joint borrowers | Income-weighted average age |
Source: MAS, checked 21 October 2026. Limits can change; confirm with MAS or your bank before signing. The 4% floor applies to residential property loans where the option to purchase was granted on or after 30 September 2022.
Existing commitments, such as car loans, other property loans and minimum card repayments, are deducted first, and what is left of the 55% is converted into a loan amount. The TDSR calculator for Hudson Place Residences applies these rules for one or two borrowers.
In-Principle Approval Before a Hudson Place Residences Viewing
Many buyers ask a bank for an in-principle approval before a viewing. It states how much the bank would lend on the information given, subject to final approval and a valuation, and turns the stamp duty, the booking fee and the cash share into firm figures. Each bank sets its own terms and validity period.
Once the buyer’s own share is paid, the loan is drawn stage by stage under the payment scheme, and the progressive payment calculator shows the split at every stage.
